Roofing in Beaumont, AB
Roofing for a town with actual rules about what a roof may look like, and a housing stock that is mostly younger than its first replacement cycle.
Edmonton Roof Pros works throughout Beaumont, from the newer master-planned communities on the edges to the established streets around Centre-Ville. It is an unusual town to roof in, for one specific reason: Beaumont has opinions about what a roof should look like, and it has written them down.
The Design Guidelines Are Real
Beaumont was founded in 1895 as a French-Canadian farming colony, and its name comes from the hill where St. Vital Church stands. That heritage is not merely decorative history here. Beaumont is one of only four officially bilingual municipalities in Alberta, and the downtown was deliberately built to read as a French village, with steep-roofed buildings, dormers, shutters and red brick walkways.
The city adopted formal Urban Design Guidelines to keep new development consistent with that character. For roofing, the relevant part is roof form and slope: permitted shapes are limited to hipped, gabled, shed or flat, and where a pitched roof is used the guidelines direct a 3:12 to 5:12 slope.
For most homeowners this never becomes an issue. Replacing shingles on an existing roofline changes neither the form nor the pitch, so the guidelines simply are not engaged. It becomes relevant when a project changes the roof’s geometry: an addition, a dormer, a garage, a reshaped porch roof. That is the point to check with the city rather than after the framing is up.
The other thing worth knowing at the start is which jurisdiction you are actually in. Beaumont and Leduc County are separate permitting authorities, and on the boundary the answer is not obvious from the address. Your property tax notice settles it.
A Town Where Most Roofs Are Young
Beaumont has grown faster than almost anywhere in the region, up 20.1% between the 2016 and 2021 censuses, with dwellings up 22.9% over the same period, and an estimated 24,556 residents by 2024 against 20,888 at the 2021 census. Élan was named Canada’s Best New Community in 2024 by the Canadian Home Builders’ Association.
The practical consequence for roofing is that Beaumont’s housing stock skews new. In Élan, Azur and Le Rêve, most roofs are nowhere near the end of their service life. That changes what we get called for. Instead of worn-out fields, the work here is disproportionately storm damage and detail correction: a stack boot that perished early, step flashing at a wall that was never lapped properly, or attic ventilation that was signed off but never balanced.
That last one is worth pursuing on a newer house. A subdivision roof with inadequate intake ventilation will not leak for years, and then it ages out a decade early with no obvious cause. Catching it while the shingles are still good is the cheapest roofing money anyone in Beaumont can spend.
Montalet and the streets near Centre-Ville are the other half of the picture, with mature trees, larger lots, bungalows and split-levels with rooflines that have been extended over the years. Those wall-to-roof transitions are where we do most of our roof repair work in this part of town.
Hail Is the Local Constant
Beaumont sits in the central Alberta hail corridor, and this is the exposure that matters most for a town full of relatively new roofs. A severe storm can take years off a five-year-old roof, and the damage is not visible from the ground.
If a storm has been through, get the roof looked at properly rather than assuming a new roof is fine. Our hail damage roof repair page explains what functional impact damage actually looks like and how a proper assessment is done. If your roof has reached the point where repair is not the answer, roof replacement covers what a full tear-off includes.

Roofing Questions from Beaumont
Do Beaumont's design guidelines affect my roof replacement?
They can. Beaumont has formal Urban Design Guidelines supporting its French-Canadian architectural heritage, and they speak to roof form and slope. Permitted shapes are hipped, gabled, shed or flat, and pitched roofs are guided to a 3:12 to 5:12 slope. A like-for-like shingle replacement on an existing roofline is not usually where this bites. It matters if you are changing the roof's shape, adding dormers, or building an addition, so it is worth confirming with the city before you finalise a design.
Am I in Beaumont or Leduc County?
Worth checking, because the two are different permitting jurisdictions and properties on the edges are easy to assume wrong. Your property tax notice names the authority. We will confirm it before pulling anything, but it is useful to know at quoting time.
Most of the houses here are new. Why would I need a roof already?
Age is not the only reason a roof needs attention. On a house from the 2015 onward wave, the shingles usually have years left, but hail does not care how new the roof is, and workmanship details on fast-built subdivisions (flashing at a wall, a stack boot, ventilation balance) are the things we most often find needing correction well before the field wears out.
Do you work in the older part of town as well as the new subdivisions?
Yes. Montalet and the properties around Centre-Ville are a different job from Élan or Azur, with mature trees, larger lots, older rooflines and often an addition or two that create the wall intersections where leaks start. Both are routine for us.
